Many people have asked me what the difference is between staging and decorating. There is a belief that staging and decorating are the same. I would like to explain the differences between decorating and staging concepts. There is a big difference!

Although staging and decorating share many similarities, such as scale, shapes, space, colour, texture and lighting placement – there are some distinct differences. The main distinction is that decorating reflects a home owner’s personal tastes whereas staging appeals to a broader spectrum with particular emphasis on buyers and buyer’s perspectives.

Decorating is a reflection of individual personal styles, tastes and is for personal enjoyment. It is a luxury which generally involves a large budget, and develops over a long period of time. Decorators are inspired by bold and beautiful colours loved by home owners. Decorating is all about the beautiful things that an individual loves! Personal collections, collectables, photographs, favourite art work and treasures are incorporated into the personal design. Decorating is a wonderful way to make your home uniquely yours but often decorating does not translate well to the selling process.

Staging for selling is much different than decorating and does not reflect personal tastes or preferences. The objective of staging is to appeal the widest pool of individuals – specifically buyers! Staging is a marketing tool used to give smart savvy sellers a competitive edge, using techniques to create buyer emotional connection to functional spaces. Staging addresses the condition of the property first and foremost prior to showcasing. The final step in the staging process is showcasing which involves creating elegance, space, re-arranging furniture, accessorizing, neutralizing, improving flow and enhancing architectural features. The main purpose is to create a move in ready space that a majority of buyers can visualize living in.

The best advice I can give to people selling a property is to release the emotional connection. Sellers who detach themselves emotionally by acting as though they no longer own the property will have the greatest success!
