Hiring a stager for a consultation can be an agent’s best investment in selling their client’s home. Stagers know what buyers want, and where sellers can get their best return!

Just because it’s an estate sale and it’s a bit neglected and un-loved doesn’t mean getting the best sale needs to be compromised.

Don’t assume sellers won’t bother…

Sellers tell us if there was something they could have done to make the difference in their sale, they would find the resources and budget if they knew what to do. Three easy and cost effective ways to get buyers interested and prepared to pay more, are:sell as is

  1. A really good clean – dirty homes show neglect and raise the question for buyers, ‘what else has been neglected?’
  2. Get rid of the stuff – a box of garbage bags, a couple of storage containers and a big bin in the driveway can make a HUGE difference. Suddenly buyers don’t have to look past the ‘stuff’ to see the potential of the house.
  3. Freshen the house up with a quick coat of neutral paint (ask your stager for a staging-safe colour), adds to the home feeling cared for and clean.

The value doesn’t stop there!

There are SO many more opportunities to add value to a listing that can be shared by a trained stager at a consultation. Booking a consultation can be the best ‘staging’ investment made and with the greatest return.

At the consultation, a trained stager will spend time with the seller to:

  • Identify the work
  • Prioritize the work
  • Recommend the work with the best return on investment
  • Assist with the resources
  • Recommend a showcasing plan that will attract the right buyers

Think of the buyer, too

A stager’s recommendations can increase the overall value of the listing, but think of the buyer, too. Buyers will look at what is not done as an opportunity to negotiate on price and get a super deal, but there are several reasons that not doing the work has a negative effect on the buyer, too:

  • Buyers will spend MORE for move-in ready.
  • Buyers see MORE expenses when the property feels neglected, and perception is that it is run-down.
  • Buyers can’t visualize how to use the space, and more importantly, can’t imagine themselves living in it.
  • Buyers have no reason to make an emotional connection, the connection that helps to secure a sale.

So be prepared to help sellers secure the equity in their listing – call a trained stager right away and let them do what they do best, work with the sellers to get their property ready for the best sale!
