Home Staging Tips For Dining Rooms

Although the sky is the limit when it comes to decorating your dining room this is not the case when it comes to Home Staging. Following are a few Home Staging tips to help make your dining room more appealing to today’s home buyers.

1.Less is more! Remove and store everything that is not essential to the room. (Things to remove would include any non-dining room items that tend to creep into that space, nick-knacks, personal photos, excessive dishes, etc. Leave only a few beautiful, well chosen accessories and a couple of large pieces of art…nothing to strange or out of the ordinary here, best to play it safe.)
2.Reduce furnishings to open up the space and make it look bigger and easier to navigate. Taking the extra leaf out of the table will also help to accomplish this. If you have the large buffet and hutch you may want to remove and store the hutch and keep only the buffet. If you also have a side board then perhaps you should look at storing both the buffet and hutch and keeping only the side board. (Which pieces to keep will depend upon the size of your room and on the size and aesthetic appeal of the furniture pieces them-selves).
3.Neutralize the rooms wall colour if it is a dark, bright or commanding colour. It is often fine to keep one dramatic wall for a focal point, but 4 walls painted terracotta is almost always to much.
4.Make sure the room is clean. You do not want to turn any buyer’s stomachs because they see the remains of chocolate cake finger prints on the wall or the remains of last nights dinner stained on the floor.
5.The number one flooring of choice for dining rooms is hardwood flooring or bamboo. If you have hardwood under your carpets and they are in good shape really consider tearing out the carpet and re-finishing the hardwood.
6.As a rule remove table cloths from dining room tables. There are some exceptions like when the table top is in rough shape.
7.Remove heavy drapery and fully open the blinds. Try to let as much natural light into the space as possible. Privacy is not usually an issue in dining rooms so consider removing the window treatments entirely if the view is pleasant and the windows are attractive.
8.Fix and repair everything; holes in walls, chips in baseboards and door frames, paint the yellowing ceiling etc.
9.Clean light fixture and install maximum wattage allowed bulbs. If the fixture is old and dated really look at up-grading it as it will more than pay for its self to do so. See Decorating tips for Dining rooms to determine the correct size to purchase.
10.Finally stand back and take a good look at the space. Could it compete with a new home that has been professionally staged or decorated? Depending on your homes target market chances are pretty good that you will be competing with new home sales. Buyers will often pay more and sacrifice a little square footage in order to purchase a home that is in mint condition and requires less of their time and money down the road.
Remember no-pain-no-gain. If you want top dollar for your property then you must put top dollar and effort into preparing it for market. It really is that simple.
